A variance may be granted only where the strict enforcement of county land use controls will result in a "practical difficulty". A
determination that a practical difficulty exists is based upon consideration of the following criteria:
The applicant identified the following practical difficulty: The current cabin was purchased about 30 years ago by Lisa's parents and
they bought the property about 5 years ago. They want to do improvements and had the logs inspected as it is a Ior home and they
indicated that the logs are rotten and that they shouldn't invest the time and money as they are rotten. They want to remove the
dwelling and replace with a new dwelling on the same footprint. They would out the replacement dwelling on the existing
basement.

1. Is the variance in harmony with the general purposes and intent of the official control? (The board shall consider the purposes
and intent of the official control).

from the ordinary high w ater level and 5’ from the top of the bluff and approve a variance to construct a 2"** story walkway to connect
to the 2'"' story deck being 51 ’ from the ordinary high water level and 1’ from the top of the bluff. This decision is also based on the

request the following: We are requesting a variance for a new lake home on Lots 48 & 49 which fall within the 50’ Shore Impact Zone
on West McDonald Lake and 100’ SIZ on Brown Lake. The proposed structure meets the 20’ setback requirements, however due to
the nature of the lot we are unable to meet the SIZ requirements. The new cabin will remain 30’ from the shoreline of West
McDonald, the same distance as the existing cabin, and will be 35’7” from the shoreline of Brown Lake in which the existing cabin is
28’ from. We are also requesting a variance to modify the Impervious Surface Area within the SIZ from an existing 1,277 S.F. to
2,350 S.F.
Jason & Maira Huber, property owners and Chris Hawley, Architect represented the variance application. The audience was polled
with no one speaking for or against the variance application.
After consideration and discussion, Douglas Larson made a motion, seconded by Michael Donoho and carried by a roll call vote to

permeable pavers are used to reduce the shore impact zone impervious surface coverage. This decision is also based on the Findings of

The variance requested is the following:
Proposing to replace the existing lake home and attached garage. We will construct a new lake
home over the existing basement utilizing the same footprint as the old lake home and
attached garage being approx. 50.9' from the water and 4' from the West lotline and 8' from
the East lotline. The peak of the structure will be under 35'. Currently our impervious surface
coverage is at 33.3%. We are reducing the impervious surface to 31%.
