The configuration of the buildable area within the 200 foot setbacks from 2 shores of Rush/Lizzie Lake and the 26% slope of the land within this buildable area cause a
practical difficulty to build within these setbacks.
Because of this practical difficulty we are requesting a variance as stated below.
1. The existing 20 x 32 foot cabin is 35 feet from the ordinary high water line. We are requesting to remove this existing cabin and to build a 48 x 72 foot home
and garage that will be 79 feet from the ordinary high water line at its nearest point (a variance request of 121 feet from the setback of 200 feet) but will meet
the setback requirement of 30 feet from the top of the bluff.
2. The existing 6x10 foot shed is 114 feet from the ordinary high water line at its nearest point. We are requesting to remove this existing shed and to build a
40 X 48 foot pole shed whose front side will be 5 feet back from the overhead power line and 148 feet from the ordinary high water line (a variance request
of 52 feet from the setback of 200 feet) and whose back side will be against the toe of the rising slope. The existing septic tank will be removed or filled in
and the driveway to the existing cabin will be shortened and redirected away from the lake to the proposed shed.
3. The proposed Primary Septic Location will be 93 feet from the ordinary high water line at its nearest point. We are requesting a variance of 57 feet from the
required 150 foot setback.
Approval of these requests will result in an improvement from the current cabin and shed distances to the ordinary high water line.
Approval of these requests will result in the driveway traffic to the existing cabin being eliminated.
Approval of these requests will result in the removal of an existing cabin and shed.
Approval of these requests will result in a projected impervious surface percentage of 9.7%.

approve the variances as requested in the application dated August 12,’2013 and as depicted on the certificate of survey
submitted with the application. The proposed development will be an improvement over the existing development as noted above.
The applicants have made a reasonable attempt to comply with the requirements of the ordinance. The hardship/practical
difficulty is the shape of the lot, water on two sides and terrain/topography features of the applicants’ property.

John and Donna Wickstrom, Lot 1 Blocki Shenandoah Ridge, Hoffman Lake in Dora Township, requested the
following; Due to reclassification of Hoffman Lake by DNR, we are requesting a variance to have Lot 1 Block 1
Shenandoah Ridge declared buildable for residential use. Also, requesting a variance for a setback of 180’ from
ordinary high water level for future proposed dwelling. Required setback is 200’. Roy Stoering, Contractor, appeared
with the applicants at the public hearing. The audience was polled with no one speaking for or against the variance
as requested. After discussion and consideration, Thomas Lee made a motion, second by Michael Harris and
unanimously carried, to approve a variance of 20’ from the required ordinary high water level setback of 200’ for the
placement of a dwelling 180’ from the ordinary high water level and to declare Lot 1 Block 1 Shenandoah Ridge
buildable for residential use. The variance as approved is consistent with past actions of the Board of Adjustment.

Ken Kradel and Marileigh Johnson, part of Government Lots 4 and 5, Section 4 of Lida Township by Rush Lizzie
Lake, requested the configuration of the buildable area within the 200’ setbacks from 2 shores of Rush/Lizzie Lake
and the 26% slope of the land within this buildable area cause a practical difficulty to build within these setbacks.
Because of this practical difficulty we are requesting a variance as stated below.
1. The existing 20 by 32 foot cabin is 35’ from the ordinary high water line. We are requesting to remove this
existing cabin and to build a 48 by 72 foot home and garage that will be 79’ from the ordinary high water line at its
nearest point (a variance request of 12T from the setback of 200’) but will meet the setback requirement of 30’
from the top of the bluff.
2. The existing 6 by 10 shed is 114’ from the ordinary high water line at its nearest point. We are requesting to
remove this existing shed and to build a 40 by 48 foot pole shed whose front side will be 5’ back from the
overhead power line and 148’ from the ordinary high water line (a variance request of 52’ from the setback of
200’) and whose back side will be against the toe of the rising slope. The existing septic tank will be removed or
filled in and the driveway to the existing cabin will be shortened and redirected away from the lake to the
proposed shed.
3. The proposed Primary Septic Location will be 93’ from the ordinary high water line at its nearest point. We are
requesting a variance of 57’ from the required 150’ setback.
Approval of these requests will result in an improvement from the current cabin and shed distances to the ordinary
high water line.
Approval of these requests will result in the driveway traffic to the existing cabin being eliminated.
Approval of these requests will result in removal of an existing cabin and shed.
Approval of these requests will result in a projected impervious surface percentage of 9.7%
Glenn Howe, Contractor, appeared with the applicant at the public hearing. The audience was polled with no one
speaking for or against the variance as requested. After discussion and consideration, motion was made by Michael
Harris, second by Paul Larson and unanimously carried, to approve the variances as requested in the application
dated August 12, 2013 and as depicted on the certificate of survey submitted with the application. The proposed
development will be an improvement over the existing development as noted above. The applicants have made a
reasonable attempt to comply with the requirements of the ordinance. The hardship/practical difficulty is the shape of
the lot, water on two sides and terrain/topography features of the applicants’ property.
Edwin S Carlson - Approve the variance application as requested with conditions. (6:51 p.m.)
Edwin S. Carlson, part of Government Lot 3, Section 13 of Elizabeth Township by Jewett Lake requested a variance
to subdivide, by metes and bounds description, an existing 3.68 acre back lot parcel Into three non-residential back
lots and one residential back lot. The audience was polled with no one speaking for or against the variance as
requested. After discussion and consideration, David Wass made a motion, second by Ward Uggerud and
unanimously carried, to approve the proposed metes and bounds subdivision of an existing 3.68 acre back lot into
three nonresidential back lots and one residential back lot as depicted on the drawing submitted with the variance
application with the condition that a registered surveyor’s drawing must be provided at the time of conveyance and
with the condition that the area within the proposed back lots cannot be used when determining impervious surface
coverage for front lot development.
