• EXPLAIN YOUR PROBLEM HERE:
On October 21, 1981, Rueben Lenthe sold a parcel to Roger and Theresa Teberg
in 4-132-A3, The parcel is a 3/4 acre residential lot which requires a variance
to allow recording of warranty deed under 2^ acres. Rueben Lenthe and the
Teberg's request a variance because:
In 1962, Lenthe purchased parcel from Franklin Michealson and subdivided parcel
leaving a parcel measuring 147 X 200 (.67 acre). This parcel included all the
remaining trees and residential home. The house was subsequently moved.
On October 21, 1981, the Teberg's purchased the parcel, for residential use,
it was resurveyed and enlarged, 140 X 230 (.74 acre).
Since it had been used for residential purposes for 19 years, Mr. Lenthe
requests variance to sell the parcel of .74 acre rather than enlarging to 2^ acres.

OTTER TAX!, COUNTY BOARD OF ADJUSTMENT
December 3, 1981

The Otter Tail County Board of Adjustment met at 7:00 p.m..
Thvirsday, December 3, 1981, with Craig Anderson, Jolin Everts, Tom Stringer, David
Trites and George Walter present.
Motion was made by Tom Stringer to approve the minutes of the
♦■ ♦November 5th meeting with the following amendments:
Reinhold Wendt, Dent, MN in addition to reasons for approval as jnoted, to also
include location of adjacent dwelling made the location of different boundaries
not appropriate.
Arvid Swanson, Dent, MN, in addition to reasons for approval as noted, ‘to also
incl\ide adjacent lots had only 70 feet of frontage and this really in effect was
the remnant parcel and a precedential distinction would not be created' because
the adjacent lots had: much less frontage. . .
Miriam Dahl, Gwinner, ND, where the word "building" is, to insert "diyelling",

The motion was seconded by John Everts and carried.
The following applications for variance were consideo^ed:

After considerable discussion, motion was made by Tom Stringer to approve

the request for the reasons it should be accepted on the basis it is an attempt to en
large by attaching a contiguous piece of land by the dimension of 32.36' by 139.8'
147' X 200' (.67 acre) without platting.
Mr. Lenthe.
Motion was seconded by David Trites and carried withto the already existing lot.
Property is located in S.L. 25 of Section 4-132-43.Craig Anderson voting "no".
