Exterior wall and roof to be in line with existing wall and roof structure of cun ent house. Per phone conversation with Cathy the proposed enclosure will be 22’ from top of bluff. Asking for an 8’ variance. The audience was polled with no one speaking for or against the variance as requested. After discussion and consideration, Thomas Lee made a motion, seconded by Paul Larson and unanimously carried, to approve an 8’ variance from the required bluff setback of 30’ for the enclosure of the existing 8’ by 13’ outdoor walkway into indoor living space located 22’ from the bluff as described in the variance application dated August 8, 2017 and as depicted on the drawing submitted with the variance application. It was noted that the enclosed area will be no closer to the bluff than the front of the existing house. It was also noted that tliree of the four walls needed to enclose this area already exists. It was strongly encouraged that the applicant consider the placement of gutters to direct the water away from the bluff.
