This property falls within the Otter Tail County shoreland management and sub-division control ordinances. The property could be sub-divided into two lots of greater than 5 acres via metes and bounds without variance, however such a split to comply with the new 5 acre minimum would be quite unnatural. This property has been inspected by Land and Resources, and is of sufficient elevation to meet building, sewer, and set back requirements on both lots. No wetlands are present or affected in the proposed driveway plan or suitable building sites. (Supplemental documentation will be submitted next week) In order to properly evaluate the situation, please provide as much supplementary information as possible, such as: maps, plans, information about surrounding property, etc. APPLICANT SHALL BE PRESENT AT THE SCHEDULED HEARING. I understand that I have applied for a variance from the requirements of the Shoreland Management Ordinance of Otter Tall County. / Sgnature Of Applicanr’ ‘ 19333.xApplication dated 25L.MTime:19Date of hearing: ____ MOTION AS FOLLOWS: Notion was made by Randall Nann, seconded by Craig Anderson and unanimously carried, to approve a variance to subdivide an existing 11.59 acre tract into two parcels as described in the variance application. One parcel will be approximately 4 acres and the other parcel will be approximately 7.5 acres. It was noted that each parcel will substantially comply with the requirements of the Subdivision Controls Ordinance, each parcel will have a building site, no additional variances will be necessary for the placement of a dwelling on either parcel and the terrain features of the 11.59 acre parcel made it necessary for one parcel to have an area less than the minimum ordinance requirement of 5 acres.
